Making modern home design available to everyone

Below is a selection of some sample house designs we offer. You can purchase any of our existing plans, or we can modify our existing plans to meet your needs, or we will create a custom design for you based on your ideas. Your cost is the same for any of these options. Please visit our Services page for specific information.

Our goal is to provide our customers with unique modern home designs and make them available at a reasonable cost. We are located in Baldwin, Kansas, near Lawrence, Kansas and Kansas City. We specialize in green, energy efficient, sustainable design.

We offer Custom home design to meet your needs. With our custom plans, you can build the home you want and not settle for one of the "regular" homes offered by most developers. We can help make your dream a reality.

Green Building: We emphasize green building (energy and material conservation) in all our projects. 50% of all the energy used in the United States is for heating, cooling and lighting our homes and businesses. Designing our homes for higher energy efficiency helps to conserve our energy resources for tomorrow as well as reduce our individual pollution contribution today. Higher energy efficiency also helps you save money on your monthly energy bills. Our standard plans utilize 2x6 frame construction. This allows you to add 42% more insulation to the walls and conserve more energy. Upon request, we will modify your plans to utilize ICF or SIP construction in order to be more energy efficient. JC-71

This modernist design ranch home offers large living areas and a master suite on the main floor. Open living, dining, and kitchen. Family room and 2 or 3 additional bedrooms downstairs. Designed for easy single level living after the kids have left home.

Finished living area = 3400 sq. ft.

A simple minimalist home design with open living spaces. Large living area, open to the dining area and kitchen. A large wall of windows connects this space to the outdoors. This plan also offers a large master suite and 2 additional bedrooms.

Finished living area = 1836 sq. ft.

This compact modern home design offers large/open living, dining and kitchen areas. It also includes a large master suite and an additional bedroom. Narrow footprint for a narrow lot.

This modern home design offers large living, dining and kitchen areas on the main floor as well as a large master suite and media room. 2 additional bedrooms are on the second floor. carport, 2 1/2 baths.

Solar Ready: All of our designs incorporate "Solar Ready" features. This simply means that we specify to have components such as conduits and/or piping installed during construction that will make it much easier to install either a photovoltaic or solar water heating systems at some point in the future. This only costs a few dollars up front but can make installing your solar system less expensive in the future.

With the purchase of any of our plan sets, you will receive a CD containing PDF files of your plans, personalized with your name and address. The plans will contain foundation and floor plan drawings as well as exterior elevations and any additional details required for construction.
