We will create custom house plans to meet your requirements. We can start with your sketches or ideas and design from there. We can also start with one of our sample plans and modify them to fit your needs. The design process will require you to provide us with information regarding your location and the orientation of your lot. We will need additional information regarding the size of house you want, number of stories, garage, number and type of rooms you require, etc. We will also need to have a telephone conversation with you so that we can understand your requirements and begin the design process. After you have provided us with any information you feel pertinent, and before we will begin any design work, we require a deposit before we can start working on your plans. This deposit is non-refundable. We also require that you download, sign and return our license agreement. Once we have developed an initial design, we will email you PDF files containing your proposed design. You will review these drawings and request any changes. We will then make the requested alterations and send you updated drawings. Any project-in-process drawings you receive will contain a watermark "Sample design, not for Reproduction or Construction". Once you are satisfied with your design, we will require payment of the remaining balance of our agreement via PayPal, personal or certified check. Once we have received your payment, we will ship out your finished plan files on a CD. The CD will contain PDF files of your plans, personalized with your name and address. You will then be able to go to local copy provider and have as many sets of plans printed as you need for your project. The plans you receive will contain foundation and floor plans as well as exterior elevations and other necessary details. We do not supply any Electrical, Plumbing, or HVAC plans. Your subcontractors will typically work with you on configuring their systems to meet your requirements. The plans will not contain any engineering data or beam specifications. Any structural engineering services required will be at additional cost. We can work with your engineer or we can recommend one. We reserve the right to refuse any project that we feel is inappropriate. Our fees are very reasonable. Please contact us for a price quote. All of our plans are designed and utilize standard building materials and methods. This helps to keep your construction budget under control and allows you to build the home you want and can afford.
